The home owner grant reduces the amount of property tax you pay for your principal residence.

Find your home owner grant on the end of your property tax notice that is mailed to residents in May. The grant is provided by the Provincial Government.

Your grant due date is related to your property taxes. Make sure you mark down the due date to avoid penalties!

2017 due date

TUESDAY, July 4, 2017 at 4:30 p.m.

Penalties

A 10% penalty will be added to 2017 current property taxes outstanding and unclaimed home owners grant after Tuesday, July 4, 2017 at 4:30 p.m.

These penalties are a requirement of the community charter. The City has no authority to waive or modify these penalty amounts. A payment that is one day late is subject to the same penalty as a payment that is 6 months late.

You can reduce your penalties by claiming your home owner grant even if you are not making a payment on your taxes. Unclaimed grants are considered outstanding taxes.

Deadline extension

Although penalties are applied to unclaimed grants and taxes after the tax due date, you can still apply for the grant until December 31 of the current tax year. You do not have to pay your property taxes to apply.

If you qualified for the grant last year and didn't apply, you may be able to claim the grant retroactively for up to one year.

How to Qualify

There are multiple qualifications you need in order to apply for the home owner grant.

Basic Grant - Under 65 years of age

To qualify for the grant you must meet the following requirements:

  • You’re the registered owner of the residence
  • You’re a Canadian citizen or permanent resident of Canada
  • You live in B.C.
  • You occupy the residence as your principal residence

Senior Grant - 65 years of age or older

To qualify for the grant you must meet the following requirements:

  • You’re the registered owner of the residence
  • You’re a Canadian citizen or permanent resident of Canada
  • You live in B.C.
  • You occupy the residence as your principal residence
  • You're a senior aged 65 or older this calendar year

Additional Grant

To qualify for the grant you must meet the following requirements:

  • You’re the registered owner of the residence
  • You’re a Canadian citizen or permanent resident of Canada
  • You live in B.C.
  • You occupy the residence as your principal residence

I am eligible for the additional grant for one of the following reasons:

  • I receive provincial disability assistance, hardship assistance or a supplement under the Employment and Assistance for Persons with Disabilities Act (If this is your first year applying for the home owner grant for this residence, provide supporting documentation such as a copy of your Confirmation or assistance from the Ministry of Social Development and Social Innovation or the Home Owner grant Consent for Release on Information-FIN 81).
  • I do not receive assistance as above, but I am a person with disabilities or I am living with a spouse or relative with disabilities. (If it’s your first year applying for the home owner grant for this residence , attach a completed Form B - Certificate of Physician and Property Owner [FIN 74]).
  • I am a surviving spouse of a veteran who received a War Veterans Allowance.
  • I am a spouse or relative of a deceased owner who passed away this year and the owner would have been eligible as a senior or a person with disabilities.
